Below are the basic steps that are involved in the process of selling your home. Always feel free to use me as a resource for any assistance or to answer any questions that you may have.
Step 1: Prepare to your home
It is important that you physically prepare your home for sale. Decluttering and removing any unnecessary items is a great place to begin. Next, be sure to clean the home from top to bottom including storage areas and closets as organized storage areas appear larger and accommodating. Complete the process by staging. Rearrange your furniture so that it shows off the space best. Try adding flowers to your landscaping or pots by the front steps to make the home as warm and inviting as possible. Maintaining your home in this condition throughout the entire process is vital to make a great impression on all buyers.
Step 2: Set the list price of your home
Several factors including market conditions, comparables, interest rates and your home’s location and condition will set the stage for how much you can ask for price. In some ways home selling is part art, part science, part marketing, and part negotiation. Market comps will be provided, however it is ultimately the seller that will set the asking price.
Step 3: Negotiating an offer
Arguably the most complex event during the sales process comes when you get an offer. Whether you have one offer or several to consider, I can assist you with advice for a strategy to achieve your goals.
Step 4: Plan your move
Once you have accepted an offer and contingencies are complete, you can begin your next stage in planning your move. Fortunately, much of the cleaning, organizing and decluttering has already been done prior to listing the home for sale. Now you can begin organizing movers and incidentals as you prepare for your next chapter.
